FAQ
What people ask us before the first call
Licensing, fees, language, money. Short, direct answers with the numbers – and where a guide goes further, a link to it.
- Is Huber Capital a licensed broker in Dubai?
- Yes. Huber Capital is the trading name of G M ELITE PROPERTIES L.L.C, a brokerage registered with Dubai's Real Estate Regulatory Agency (RERA) as office number 61028, holding commercial licence 1613637 from Dubai's Department of Economy and Tourism. The founder, Gilad Huber, holds RERA broker card 97412. We are a brokerage – not a financial adviser, and not the developer of the projects we show.Licensing, on the About page
- How do I verify your licence with Dubai Land Department?
- On the office's record in Dubai Land Department's register of licensed brokerage companies, with no sign-in: the office appears under its registered name, G M ELITE PROPERTIES L.L.C, number 61028, with its licence dates, and the Brokers tab shows Gilad Huber with card 97412. If the link does not open, search the list for "G M Elite" – not "Huber", which returns a different office. The office's record in the register (opens in a new tab)
- Is the guidance in Hebrew?
- Yes. Hebrew is the office's working language, alongside English. Gilad Huber accompanies clients himself, with the office team in Dubai and the Israel branch. The official documents themselves – the developer's contract and DLD's records – are not in Hebrew, and we go through them with you.Licensed Hebrew-speaking broker
- Who pays your fee?
- When you buy from the developer, the developer does. Our fee is paid by the developer on a deal that closes, and you pay us no brokerage fee. That gives us an interest in your buying, which is exactly why you should ask about the fee on any given project. We will answer. The full disclosure
- Can Israelis buy property in Dubai?
- Yes. Dubai's real-property registration law (Law 7 of 2006) names no nationalities: it distinguishes UAE and GCC citizens from everyone else, and an Israeli falls in the second group, like any non-GCC national. Foreigners can buy freehold in the areas designated for it, and no visa or residency is needed to do so.Can Israelis buy property in Dubai?
- Which areas of Dubai and Ras Al Khaimah do you cover?
- Of the projects shown on the site today, 11 are in Dubai and 2 on Al Marjan Island in Ras Al Khaimah. Each project names its area, and a separate guide compares the areas.Three areas, two legal frameworks
- What is the minimum equity to start?
- From around ₪150,000, on off-plan projects where you pay to the developer's payment plan rather than the full price up front. The exact figure depends on the project, the unit and the plan, and purchase costs of about 4% of the price come on top.Projects and payment plans
- What does it cost beyond the price of the apartment?
- Mainly Dubai Land Department's registration fee, 4% of the price, plus small fees on the deal and at handover – on an off-plan purchase it comes to about 4.1%. There is no brokerage fee for the buyer when buying from the developer. Annual service charges and currency conversion are not set by the fee schedule, and both should be had in writing. What it costs beyond the advertised price
- How do you check a developer before offering a project?
- Every project is checked before it is shown. The basic checks are public, and you can repeat them yourself: that the developer is on DLD's developer register, that the project appears in the project-status service with a completion percentage, that it has an escrow account and the payments go to it, and that the advert carries a valid Trakheesi permit. Registration is necessary, not a guarantee. How to check a Dubai developer
- Do you work with one developer or several?
- Several. The projects on the site today come from 9 different developers, and we have no obligation to any developer or project. Our fee is paid by the developer the deal closes with – which is why it is worth asking about on every project. All projects
- Do you help with financing and mortgages?
- Yes, through the office: we coordinate the process with a licensed UAE bank or lender, which makes the loan and sets its terms. We do not lend and we are not regulated mortgage advisers. On an off-plan apartment, regulation caps financing at 50% of the property's value.A Dubai mortgage when you do not live there
- Can buying property get me a residence visa?
- There is a route, but it is not automatic. The real-estate investor route of the Golden Visa requires, according to ICP's service page, a property worth at least AED 2,000,000 in the investor's full ownership, a letter from the Land Department, health insurance and a valid passport – and an application that is submitted and assessed. We coordinate and file the application, but we are not the issuing authority and cannot guarantee approval.Residency and property investment
- How is my money protected when buying off-plan?
- Payments are meant to go to an escrow account in the project's name (Article 7 of Law 8/2007), reserved for its construction and beyond the reach of the developer's creditors (Article 9). The sale must be entered in the interim register – an off-plan sale that is not registered is void (Article 3 of Law 13/2008). In practice: make sure you are paying the project's escrow account and no other, and check its number in the Dubai REST app.Buying off-plan: what protects the buyer
- Do you have an office in Israel, or only in Dubai?
- Our office is in Dubai: Office 1503, The Court Tower, Marasi Drive, Business Bay. In Israel the firm has a branch. Whether you need to fly at all is the next question.Contact
- Can I buy property in Dubai without flying there?
- Yes. On an off-plan purchase the developer registers the unit in the buyer's name in the Land Department's interim register, and the document list refers expressly to a non-resident's passport and to a power of attorney where needed. What has to be prepared in advance: a power of attorney for the UAE needs a chain of attestations – in Israel, at a UAE mission, and at the UAE foreign ministry – because the UAE is not party to the Apostille Convention, so an Israeli apostille is not enough.Buying from Israel without flying
- How do Dubai and Ras Al Khaimah differ in law and registration?
- They are separate emirates. Property in Ras Al Khaimah, such as on Al Marjan Island, is registered in Ras Al Khaimah's own land register, at the municipality's Land and Properties Department – not with Dubai Land Department. Dubai's escrow and interim-register laws do not apply there, so the protection for money paid off-plan has to be had in writing from the developer and a local lawyer before the first payment.Three areas, two legal frameworks
