Figures are indicative

Prices, unit sizes, floor plans, payment schedules, handover dates, amenities and appreciation illustrations are drawn from developer material and were accurate as far as we could establish when published. They can change without notice, and they are not offers or guarantees. Any illustration of growth over time is exactly that — an illustration, not a forecast and not a promise of return.

Property values can fall

Real estate can lose value as well as gain it. Rental demand, occupancy and resale prices vary with the market. Past performance of a developer, a district or the wider Dubai market does not tell you what your own investment will do.

Off-plan carries its own risks

Most projects presented here are under construction and sold off-plan. Completion can be delayed, specifications and finishes can change, and delivery depends on the developer meeting its obligations. Escrow arrangements and buyer protections vary by project and by emirate — ask about them for the specific project you are considering.

Currency and cross-border matters

Prices are set in AED. If you earn or hold your capital in another currency, the exchange rate will affect both what you pay and what you eventually realise. Tax treatment, reporting obligations and residency consequences depend on where you are resident and are not covered here. They are matters for your own accountant and lawyer.

What we are

We introduce and accompany buyers on projects we have examined. We are not the developer, we do not build or deliver the projects shown, and we are not a regulated financial adviser. Where we are paid by a developer on a completed transaction, that does not change what we will tell you about a project — but you are entitled to know it, and you should ask about it on any specific deal.
